Dune Valley Farms distributed to a variety of marijuana dispensaries throughout Colorado. The subject operated under a Tier-2 cultivation license allowing 3,600 plants. The property consists of five buildings including two light industrial office warehouses and three FarmTek greenhouses, all utilized for cultivating indoor recreational marijuana. The newly built warehouse is for post-production, which involves a harvest room, three drying rooms, trim room, offices, storage and restroom. This building is of similar size and construction as the first warehouse, each containing 4,800 square feet for a total of 9,600 sq. ft. The first wood pole and metal wall warehouse building was constructed in 2016 at 4,800 sq. ft. and is now primarily used for vegetation, flower and curing. This building was expanded in 2020 with a 585 sq. ft.water tank enclosure. The original greenhouse was built in 2018 with 2,880 sq. ft. In 2019, construction of 2 additional FarmTek greenhouses were completed, which are identical in materials, design and functionality, but larger w/ 5,040 sq. ft. each. The subject now totals 23,145 sq. ft. among five buildings. Improvements to the warehouses and greenhouses has been extensive through the years including in 2021, creating a quality and highly functional marijuana cultivation facility located on 75.31 acres of land, which allows for future expansion. A 4,800 square-foot post-production building was added in mid-2020 with drying, trimming, storing. Also a 585 square-foot water tank storage building (attached to existing warehouse) in late 2020 with two 6,000-gallon installed light deprivation systems in one greenhouse; new LED lighting systems in flower rooms; new dehumidifiers; air purifiers; nutrient distribution lines; propane-powered heating and air conditioning systems; propane tanks and lines; grow racks; storage containers; air compressor; pre-roll machine; leach field for new building; and more. Earth Positive Farms has been used for production of cannabis products for several years, there are two facilities on the property. These facilities are high security with office and production buildings as well as high end greenhouses for growing year round crops. This 85 acre farm has ample water rights for growing any crop of your choice. With an irrigation well producing up to 400 gallons per minute to irrigate up to 60 acres of crops (historically alfalfa) , as well as the artesian irrigation well which produces up to 50 gallons per minute and keeps the nearly one acre pond full, for ample water, to use in the over 10,000 square feet of growing space in the 3 greenhouses. Outside of the greenhouses on the first facility is a fully developed 6000 Square foot area for growing crops outside. The ground water in this area is close to the surface and each plot has been prepped for minimal irrigation needs. Another huge advantage to this property is the electrical sub-station to the North of the property and transmission lines which run along the East side. This provides for the perfect connectivity for a solar farm development and the property is already parceled out into 17 parcels which could each be developed into an individual commercial or residential property. In addition to the 2 agricultural wells, there are 2 commercial wells and a domestic well on the property to provide water for each of the facilities for inside use and production, and the 1200 square foot managers home located near the second facility. Each facility includes an office and a couple of storage/processing rooms. The main facility also includes a full bathroom facility as well as 2 black out rooms in the greenhouses for year round production, while the second facility is equipped with 3-phase power and is conveniently located near the managers house.
